Reading your code I notice that you're trying to unsubscribe from a query instead of a subscription.

public exitRoom(roomId) {
    let query = this.chatQueries.get(roomId)
    if (query) {
      query.unsubscribe()
      this.chatQueries.delete(roomId)
    }
  }

I think should be:

public exitRoom(roomId) {
    let query = this.chatQueries.get(roomId)
    if (query) {
      let subscription = query.subscribe();
      subscription.unsubscribe();
      this.chatQueries.delete(roomId)
    }
  }
