Biggest value-add would be after hours items. General coordination would be awesome but I feel it'd be harder for your to convince people to sign on. People are dying for after hours maintenance coordination and would sign up with little convincing.

After hours:

*I'm locked out and I need a way to get in (call a locksmith or open a lockbox, all tenant charge)

*There is water leaking (turn off the fixture at the wall, if doesn't work turn off main water, send plumber)

*No heat (send tech out with space heaters and they dispatch an HVAC guy)

*Fire (call 911 and dispatch PM to release scene)

*Power out (reset breakers, if doesn't work wait call power company)

90% of after hours items are not actual emergencies. Vetting those and submitting a ticket to the pms would be awesome.

Would be nice if this could be done over SMS, email, or somehow integrated into a website.

I'd also tier the price the AI based on units and not necessarily a fixed rate. Keep it cheap but a place with 1000 units looks at a $200/mo bill as immaterial.
