Data Analysis of the US Housing Market

This analysis investigates and verifies the correlation between regional US housing market prices, vacancy rates, and the federal interest rate over the last 20 years.

Data sets:

  1. Quarterly Rental Vacancy Rates Source: US Census Bureau
  2. Federal Interest Rates Source: macrotrends.net (macrotrends.net/2015/fed-funds-rate-historical-chart)
  3. Housing Market Valuation Source: Quandl API

Findings:

  • As Rental Vacancy Rates rise with Interest Rates, Market Valuation decreases.
  • Based on the data, this appears be cyclical or tied to major external events.
